How Long Shingles Last

The warranty number on the bundle and the service life in a Toronto winter are two different figures, and the second one is what matters.

Short answer

Freeze-thaw cycling, ice damming, summer heat and wind all shorten shingle life here relative to the headline warranty. Ventilation is the biggest variable a homeowner controls: a poorly vented attic cooks the shingles from underneath and can take years off the roof. The signs of end of life are visible from the ground.

What shortens it here

Freeze-thaw cycling, which works the shingle edges and the laps and is relentless in a Toronto winter.

Ice damming, which forces water under the courses and degrades the shingle and the sheathing together.

A poorly vented attic, which raises the shingle temperature from below in summer and accelerates the loss of the volatile components in the asphalt.

Wind, particularly on exposed and lakeside properties, which lifts and creases tabs.

South and west exposure, which ages faster than the north slope — the same roof frequently has two different remaining lives.

And walking on the roof in cold weather, which cracks shingles that would have flexed in July.

Ventilation is the controllable one

Of everything on that list, attic ventilation is the only one a homeowner can change, and it is worth more than the shingle grade. A premium shingle over a sealed, blocked attic will not outlast a standard shingle over a properly vented one.

Reading the signs

Granule loss, visible as bald patches and as granules collecting in the eavestrough.

Curling and cupping at the edges, which means the shingle has lost its flexibility.

Cracking across the tabs, which is a clear end-of-life indicator.

Missing tabs after a wind event, particularly repeated losses in the same area.

Dark staining or a shiny look where the asphalt is exposed.

And the condition at the valleys, the flashings and the penetrations, which generally fail before the field does.

Repair or replace

Localized damage on an otherwise sound roof is a repair, and matching shingles from the same product line matters for appearance.

Widespread granule loss, curling or cracking is a replacement, and patching it is spending money twice.

A roof at the end of its life with an active leak is a replacement, with a temporary repair to get through the winter if the timing demands it.

Two layers already on the roof means a tear-off rather than an overlay, which changes the cost.

Deck condition can only be assessed during the tear-off, which is why a replacement quote should state what happens if sheathing needs replacing.

And whatever the decision, deal with the ventilation at the same time, because the access is open and it determines how long the new roof lasts.

Common questions

How long do shingles last in Toronto?

Less than the headline warranty. Ventilation is the biggest variable you control.

What are the end-of-life signs?

Granule loss, curling, cracking across the tabs, and repeated wind losses.

Should I overlay or tear off?

With two layers already on, a tear-off. It also lets the deck be assessed.
